Partnering with Realtors
Preparing a home for the market can be a delicate balance. As a Realtor, you know what buyers want to see, but sometimes it’s hard to ask clients to declutter, pre-pack, remove furniture, or make changes without worrying about hurting feelings or damaging the relationship.
Many Realtors already know exactly what should be done to help a home show its best, but understandably don’t always want to be the one having those tougher conversations.
That’s where I come in.
As a neutral third party, I walk through the home with your clients and reinforce those recommendations in a supportive, encouraging way. I’ve found that homeowners are often much more receptive to the exact same advice when it comes from someone whose only job is preparing the home for the market. My goal isn’t to criticize their home. It’s to help them understand how buyers will experience it and where their time and energy will have the biggest impact.
During a consultation, I’ll provide room-by-room guidance, decluttering priorities, pre-pack recommendations, furniture placement suggestions, and practical strategies that help showcase the home’s best features before listing photos and showings.
For homeowners who want extra help, I also offer hands-on occupied home staging using their existing furniture and décor to bring those recommendations to life.
My role isn’t to replace the Realtor’s expertise. It’s to support it by helping clients feel confident making the changes that help listings photograph beautifully, show well, and make a great first impression.

Nope! This is occupied staging—I work with what you already have. If something small is truly needed, I’ll make a budget-friendly suggestion, but most of the time you already have everything we need.
Ideally before your real estate photos are taken. First impressions happen online, and photos are everything. I can work with tight deadlines if needed!
I’m based in Elizabethtown, PA, and serve Lancaster, Dauphin, Lebanon, and York counties. I also travel to Reading, Gettysburg, and Palmyra for a small travel fee.
